A drain field is the expensive part of a septic system because failure means excavation and reconstruction, not a part swap. What does a drain field actually do?
The drain field (also called a leach field or septic field) is where treatment really happens. The tank only separates: solids sink, grease floats, and partially clarified effluent flows out to a network of perforated pipes laid in gravel or chamber trenches. From there the soil does the work. Effluent trickles through soil pores where bacteria consume pathogens and nutrients before the water reaches groundwater.
That soil interface is the system’s most fragile asset. A biological mat (the biomat) naturally forms where effluent meets soil and helps treatment, but when it thickens beyond what the soil can pass, water stops infiltrating. There is no valve to replace and no pipe to unclog: the soil itself is spent. That is why field failure is priced in excavators, engineered fill and new trenches rather than parts.
What kills drain fields in the Fraser Valley?
In rough order of how often we see it:

- Hydraulic overload. More water than the field was designed for: running toilets, marathon laundry days, a new suite or hot tub, or roof drains routed toward the field.

- Compaction and damage from above. Vehicles, livestock, sheds and additions over the field crush pipes and squeeze the air out of the soil. Fields need to breathe.
- Roots and age. Trees hunt for the field’s moisture, and even a perfect field’s biomat matures over decades.
What are the early signs a field is on its way out?
Fields rarely die overnight. Watch for:
- Whole-house slow drains and gurgling, especially in wet weather
- Odour or damp, spongy ground over the field
- Stripes of lush green grass over the lateral lines in dry months
- Water level in the tank sitting above the outlet pipe at pump-out time
- A system that only misbehaves during heavy rain, then “recovers”

What does fixing a drain field cost?
The answer depends on whether the field itself is dead or merely being strangled by an upstream problem. Indicative Fraser Valley ranges as of 2026:

These are market-shaped planning ranges, not quotes; soil, water table and lot geometry set the real number. The reason difficult lots cost more is regulatory as well as physical. Under the Sewerage System Regulation, replacement work must be designed and filed by an Authorized Person (a ROWP or professional engineer), and BC’s standards require adequate separation between the field and the seasonal high water table. How do you prevent drain field failure?
The prevention list is short, cheap and boring, which is exactly why it works:

- Install and clean an effluent filter. A filter at the tank outlet is the field’s last line of defence and costs a tiny fraction of what it protects.
- Keep the field’s surface sacred. Grass only. No parking, no livestock, no structures, no irrigation, and redirect roof and footing drains away from it.
- Control water. Fix leaks fast, spread laundry out, and be extra disciplined in the wet season when the soil is already carrying groundwater.
- Know your reserve area. Post-2005 filings identify space reserved for a future field. Keep it as untouched as the field itself; it is your insurance policy.

How long should a septic drain field last in BC?
A well-built, well-maintained field on suitable soil commonly serves 20 to 30 years, sometimes longer. Neglected pumping, garburators, compaction from vehicles, and high groundwater can cut that to 10 or 15 years. Maintenance is the biggest factor an owner controls.
Can a failed drain field be fixed without full replacement?
Sometimes. If the cause is upstream (a full tank, broken baffle, clogged filter or crushed pipe), fixing that and resting the field can bring it back. A field with a fully developed clogged biomat across its area usually cannot be rescued and needs replacement.
Does a replacement drain field need government approval in BC?
